The Home Information Pack Regulations 2007 require all persons marketing a property for sale to provide a Home Information Pack at the start of the marketing process. The regulations will change the way you do business. This template Home Information Pack and Home condition Report includes everything you need to start the process.

Which to use?
- The Home Condition report is an optional (authorised) document within an HIP. The more information you provide to prospective buyers, the more likely they are to be interested in your property. It is likely that most HIPs will include a Home condition report.
- The Home Information Pack should be used as a template document. You can add other documents such as the necessary searches and evidence of title to it.
PR499 includes the following:
- cover page including details of the agent, the property and sellers details;
- a comprehensive 3 page index (a required document) including details the included documents, their date and other details;
- Sale Statement;
- Energy Performance Certificate information and guidance;
- Details of Title Evidence and plan, including guidance on how to obtain this information and where to insert it in the HIP;
- Local Land Charges information, including guidance on how to obtain this information and where to insert it in the HIP;
- Drainage and water search – information on where, how, when and who to contact;
- Environmental report – information on where, how, when and who to contact.
PR500 includes the following:
- Introductory cover page and information such as buyers, agent and property details;
- General information and summary;
- Conveyancing and health and safety issues;
- details of outside condition of property;
- details of inside condition of property;
- included services;
- details about the grounds (including shared parts for flats);
- energy performance certificate details and information
