| | About this document:
Like all leases, this lease agreement has been designed primarily to protect the interest of the landlord. It is for a tenant to challenge those paragraphs which may not suit the circumstances.
These leases are suitable for:
- any open land, that is, self contained land with no buildings of meaningful value;
- land with or without security or other fencing;
- land with hard or other special surface or rough field;
- land on which the tenant intends to place a portable or disposable building;
- caravan parking but not a site for a residential caravan.
- PR903 - This is the same document as PR003, yet it caters for Prescribed Lease Clauses (PLCs). If your lease is for seven years or more, choose PR903.
It is not suitable for:
- grazing land;
- an agricultural tenancy;
- land which is to be developed by the tenant.
This document includes provision for:
- Guarantor: essential if tenant is a limited company;
- Rent: paid monthly in advance, but can be changed to suit you;
- Payment provisions: all payments the tenant might have to make;
- Use allowed: including list of prohibited activities;
- Landlord's access: to view or show prospective lenders or buyers;
- Rent review: reviewed 3 yearly, upwards only;
- Repairs: to walls, fences and fixtures on the land;
- Insurance: landlord has no obligation to insure;
- Transfer of lease: tenant can transfer all premises with consent; no transfer of part only;
- Sub letting forbidden;
- Termination: what happens;
- and many other usual provisions to protect your interest.
