This document is in plain English but very comprehensive. Like all leases, this tenancy agreement has been designed primarily to protect the interest of the landlord. It is for a tenant to challenge those paragraphs which may not suit the circumstances.
These leases are suitable for:
- letting a furnished flat to one to four people;
- a term of up to three years.
It is not suitable for:
- a business letting;
- premises that are part of a large, multi-let building;
- a lease for more than seven years.
This document includes provision for:
- all usual basic provisions;
- Guarantor: essential if tenant is not in full employment;
- Rent: paid monthly in advance, but can be changed to suit you;
- deposit by tenant;
- Landlord's access: to view or show prospective lenders or buyers;
- landlord's choice of 30 tenant's “promises” setting out what tenant can and cannot do.
