The Net Lawman “Landlord packs” contains comprehensive tenancy agreements and housing notices for use by any residential landlord. The Pack comes in four versions:

 

-           Landlord Pack 1: furnished flat

-           Landlord Pack 2: unfurnished flat

-           Landlord Pack 3: furnished house (this pack)

-           Landlord Pack 4: unfurnished house

·         PR503   Assured shorthold tenancy agreement furnished house

A comprehensive tenancy agreement in plain English, with full provisions, including guarantor, and a choice of over 25 items of tenant’s covenants

 

·         PR207   Withdrawal of section 25 notice

Withdrawal of notice given under section 25 of the Act ending a tenancy to which Part 2 of the Act applies (notice under section 44 of, and paragraph 6 of Schedule 6 to, the Act).

 

·         PR701   Notice to terminate fixed term tenancy

These notices are very similar. Use PR701 at any time before the last day of the fixed term. Use PR702 after the fixed term has expired.

 

·         PR505   Tenancy deposit scheme protection details

Under the Tenancy Deposit Scheme Regulations, the law provides for the swift return of a tenancy deposit to the tenant at the end of the tenancy. To facilitate this, landlords must nominate a ‘deposit’ scheme’ in order to retain the deposit safely.

 

Under the Regulations, before the expiry of 14 days from signing the tenancy agreement, certain details must be provided t the tenant about the scheme. This document contains all those details in one place.

 

·         PR488   Inventory

Why an inventory? Under the Tenancy Deposit Scheme Regulations, the law provides for the swift return of a tenancy deposit to the tenant at the end of the tenancy. If there is a dispute, there are now set procedures for dealing with the dispute. To maximise your time and avoid litigation, all parties should agree the contents of the property thoroughly today. If all parties have signed the inventory and agreed how many pot plants there are, it will be clear at the end of the tenancy that if one is missing, the tenant isn’t due all of their money back. Of course the tenant might be due all of their tenancy deposit back, some or none. Once you have agreed the contents of your property, there is less room for dispute.
