Residential Tenancy Agreement Drafting

Bespoke tenancy agreements for landlords who value the right law
A quick check that another type of agreement isn´t more suitable

If you´re eager to get started (and we presume you are), bear with us just a little longer. The questions start on the next page.

We just want to check quickly that a tenancy agreement is appropriate for your situation. Most of the time it is, but there are a few situations where a different type of agreement is either required in law, or simply better at protecting the landlord´s rights.

Check that none of the following apply to you, and click on "None of these apply, start drafting my agreement" to move to the questions. If any do apply, clicking on "What you should do..." will give you help.

Do any of the following apply to your situation?
1. The tenant will run a business from the property. What you should do…
2. You are renting space in your home, and you will live there as well. What you should do…
3. You are offering a house share arrangement. The tenant will rent a room and share common space (such as a kitchen or a bathroom) with other tenants who have similar, separate agreements. What you should do…
4. The property has more than 2 acres of agricultural land, or is part of an agricultural holding. What you should do…
5. You are letting the property as holiday accommodation. What you should do…
6. Your tenants are asylum seekers or foreign nationals with temporary protection. What you should do…
7. Annual rent is less than £250 (or £1,000 in Greater London). What you should do…

What comes next?

The questions start on the next page. There are four short pages in total, and the questions on each page will change depending on the answers you´ve given us (so that we don´t ask you irrelevant questions and waste your time). Most of the writing is on the first page, where we´ll ask for details of who the parties are. After that, you´ll find the rest of the questions are largely multiple choice.

If you have any doubts about how you should be answering a question (or even whether you should be using this service), contact us and we´ll help.
