This agreement grants a lodger rights to live in your home on a part time basis.

For example, he or she may:

  • work locally to you but live away, and so require accommodation only in the week

  • require accommodation regularly for some local part time work or project

The agreement provides options on sharing costs and, optionally, providing services.

You can use this agreement for any time period, but it is sensible to limit the arrangement to no more than two or three months at a time so that both you and your lodger know that the end date is fixed and soon. The best is to provide in the agreement for a very short period, like four weeks. You can then renew as often as you like, but if your lodger does decide to live with you for ever, you will know fast and be better able to evict him or her.

Note: if you are claiming tax free rent allowance under the Rent-a-Room scheme your property must be your principal private residence. You can still use this agreement if it is not, provided you live there for a significant amount of time. You also qualify if it is occupied by your child and the he or she lives there full time.
